St. Luke's Hospital

At the March 16, 2009, Middleboro Board of Selectmen's Meeting, the Police Chief provided a presentation of the possible reuse of the structure in the center of Middleboro, previously called St. Luke's Hospital.
.
Former Selectman Wayne Perkins had promoted the use of the building by Massasoit Community College.
.
For those unfamiliar with the eyesore the building has become, below are several pictures --

How come it was so quiet that MCC changed it's mind but so much noise was made about how wonderful Wayne was to bring it here?

The location made no sense.

But then Wayne knew that.

The Chief wanted to tear down the old part. It's premature to talk about tearing things down. If it's structurally sound, we should close town hall and put those 12 people in a building that makes more sense. turn town hall into the museum it should be and make people pay what the ark costs - a bucket. never mind renting for $50

It's assessed for 1.1 million dollars. Why on earth would we even consider paying more than double that amount? Because it's not their money. That's why we paid a million plus for landlocked land off Fuller Street. Because it's not their money.

The photos were posted to initiate a dialog.

Part of that dialog is the sales price.

Did the private owner file for an abatement? Is the $1.1 million last year's value?

Part of that dialog is the use of the building.

Should part of the dialog also be that the county offered the building to the town and it was refused? We can't re-hash past history, but can we learn from it?

Does it make sense to use it part time solely for police classes?

The building also has an elevator that surely needs 'care,' but by making the building HP accessible, who else could use the space?

Should part of the building be torn down merely because the police department can't use it? Would it be cost effective for another use?

As a community, it would seem that we should engage in a dialog instead of returning to the past policies of allowing only a few to make important decisions.

The cost of the building might be equal to what town meeting voters approved for land purchases.

If the town had approved CPA and paid for those land purchases from CPA funds, wouldn't that have allowed the town greater flexibility to make these kinds of bonding decisions?

As a footnote, anyone who attended the town meeting at which the
+$150K funds for design of the 'new' police station on Wood St may recall, the objections of voters who rose to question the expenditure was the planned location - on Wood St.

A voter rose to question whether any other location would be considered.

Marsha Brunelle, incorrect as usual, explained that the $150K would consider other locations.

Not so!

Those voters who expressed their opinions to me indicated that there was no way in **** they would vote for an override for a police station at that location.

Voters expressed their objection to the Wood St location with their ballots.

When meetings are posted to discuss the new police station, input from voters is important.

Don't just vote with your mouse.

The building has been a downtown eyesore with the current owner ignoring even basic things like cutting the overgrown hedges to clear sidewalks.

Let's just all be thankful the chief is retiring very handsomely with his self written contact he wrote himself and his buds on the selectman agreed to. That contract has and will cost the town big money. Then again, Middleboro can afford what they want and for whom they want. That has more than once been a proven fact. Hopefully, the NEW chief will be from out of town to try to clean up that dirty little group. Then again, this is Middleboro and my thoughts are the next chief WILL be from IN HOUSE as that is the way the current board wants things to remain.

Didn't healey refuse it for about $80K? I know it was a pittance.

Jack believed he reigned supreme. Too many stupid mistakes. Swampland anyone? Maybe the FMs shudda paid attention.

$1 million for that mess? Ya think the idiots should get a qualified appraiser? Wasn't there some deal with the abatement? Anyone know? ATB? Not that Ericksen is qualified.

Anonymous said...

if wayne perkin didnt screw the town we might have enough to by the building
if voters werent so stupid they would see whats in the contracts more then anybuddy else makes
use to be a good town til wayne got in

mary whats her name should cut her losses and her price
not worth $2 million after she guted it

A derelict building? Think again. If the town doesn't buy it, there is no one else. Seems like supply and demand. There's no market. Maybe the owner should consider a donation.

I remember the old St Luke's and the front entrance had a lobby that would be ideal for a bullet-proofed enclosure for the dispatcher.
The rear entrance, where the emergency entrance and later the walk-in clinic were, would be ideal for those town office in the town hall and then some.
The school superintendent says he's limited for meeting space? Close the Forest St school and put him there.
There are 2 buildings we won't heat and can use for storage.
Even the Selectmen can meet in the hospital.
BTW the Green School is rotting. Are you gonna take pics?
What's happening with the school behind the town hall? It's falling apart. WIC is using part of it. Does that mean the school is picking up heat for the whole building? You're the one who talks about energy all the time. What does that cost?
The school committee continues to prove they don't make good decisions.

This is just one of the stupid things Jack did.

Could have been different if voters were paying attention.

There's a level of arrogance and parochialism among those who are either involved in town government or who have lived here all there lives that they know best.

Part of that is exemplified by Lincoln Andrews who continues to post anonymously elsewhere.

He's generally wrong, states facts incorrectly and is resistent when other ideas are presented that don't origiinate with him. He was poor as a selectman and even worse hiding in a closet surrounded by other arrogant ego strokers.

Thanks for listening! It does have to do with this building.

People maybe we would agree with chief
if he included his side kick wiksten in
the talks. With all that expertise knowledge!!!!

Yeah this town needs an outside chief for that department also. Lets hope they do as well as they did at the FD!!

Didn't the Lions raise $1 million for the helipad just before the building closed?

Anonymous said...

If the owner of the building was fighting for an abatement to reduce the valuation, does anyone know how is that reflected in a potential sales price?

Anonymous said...

I hope this isn't going to be another one of those projects where the few who believe themselves to be gods make the decisions.
It sounds like some research has already been done by 'interested parties.'

The Town Manager talked about doing a vehicle inventory because of town vehicles he saw this winter that were covered with snow and remained unmoved.

That sure sounds like the police cruisers many have complained about.

Each town vehicle costs about $5,000 a year to keep insured.

It's interesting that the town manager, who commutes from out of town would notice, but the selectmen like Steve Spataro who lives on School St and claims he's always around town, never noticed.

People have said he's asleep and it certainly seems so.

There's a certain arrogance that seems to have developed that townies know better what's good for the town. Line up and follow!

Just like the ambulance service that made no sense. Matrix proved it. The fire dept continues to operate an ambulance that they dispatch before AMR to sabatage AMR and justify that they get there first.

Wiksten hasn't missed an opportunity to make that pronouncement. Does he get paid extra for being pr person?

Think back to the cheap seats scenario.

You had Steve Spataro who is struggling to understand town government that he has skated along for all these years ignoring.

He has never attended a free seminar that would have explained how town government works so makes stupid comments like not knowing that excise taxes went to the town because he's too lazy to review the revenue side. At Candidates' Night he said the budget was $50 million because he doesn't pay attention. The man is clearly over his head which is why he's so outraged at voters questioning his incompetence and arrogance. Don't his kids go to private schools? He's the one who returned gifts he shouldn't have received, socialized with the town's business partners and is offended that you dare to question.

Steve Spataro is so obsessed with 'compression' that he wanted to combine the treasurer with the accountant, in violation of the law. Steve never has 'gotten it,' but his uninformed supporters don't 'get it' either. He hasn't figured out that there are other areas where the town could save like not hiring more employees that we don't need.

Then you have Marsha Brunelle who refuses to hear any comment or question that doesn't agree with her narrow thinking. Marsha made the comment about being sick and tired ot this crap. She repeats very well what Roger has told her but doesn't have an original thought. She can't remember history and misstates or lies at the drop of a hat, but makes it sound likes she really knows. She must have taken lessons from Wayne Perkins who did the same thing.
Marsha never commented on whether she received gifts which must mean she did.

Finally, the chairman who is incapable of leadership and now in over his head in issues he lacks the capacity to handle, commenting on people of a 'certain caliber' who clearly have more savvy than he does.

Mimi was prevented from adding her own trivial comments but that might have been interesting. She sees nothing wrong with participating in fire department discussions and gets offended when her ignorance is challenged. She refused to return the gifts that she shouldn't have accepted and mindlessly goes about her plans for the town hall lawn without researching the town commitments made for historical preservation, but then she has Brian G to defend her. She asked questions about the charter proceedure that is one of the few things posted on the town's web site. Mimi isn't one to inform herself. Never has been. She's only on the board to plant the town hall lawn and defend the casino. Is there anything else?

Then you have voters who haven't watched the meetings held in other towns. Voters have no idea of the high caliber of selectmen and professionalism because life stops at Mboro's borders where the same voters elect their buddies and wonder why nothing changes. Money is misspent but they don't have to accept the responsibility of attending town meetings or even watching because their buddies are in charge, all's right with the world.

April 4th is an opportunity to vote to change the town one office at a time. You can support your buddies who got us into this mess or you can vote for change.

Sorry for the rant, MR. I'm just fed up.

MR, we've gone so far astray, you'll have to pardon one more!
When you began posting, I thought I needed an invitation to attend a meeting. All of this town goverment stuff was some kind of secret that I didn't understand.
I endured many of your posts because they made no sense. That stuff about public records I thought was nonsense but I kept reading. A lot of the numbers, you're right, its dull and boring when I can't even balance my checkbook, but its the stuff that makes up my tax dolars.
You made so much of some of this stuff that I printed out the laws and read them. You said the laws were available online and I finaly figured that out.
We moved here from another state and no one ever invited us to go to town meeting.
You knocked on my door and asked us.
We attended our first meeting after that and didn't understand but last year you had that video on ComCast that made more sense.
Its getting easier and last fall I actually asked a question with my knees shaking.
You told us to ask friends and neighbors. The first time we didn't know what to expect but now we're like the pros.
It takes time to grow like Johnny Appleseed. You knocked on our door and made us curious. We'll do the same.
You can't sit on the couch and complain. You need to be there.
We'll do our part on April 4th.

What gorgeous weather this weekend! We were out picking up limbs and brush and typical of spring fever, our friends stopped as they passed by after a winter of hibernation.
Each asked who the person was whose sign we had on our lawn - McKinnon.
All we said was that he was running against Steve Spataro.
They're voting for Mr. McKinnon!
Get out and vote on April 4th!
That's all I can say.
Thanks for dropping the sign off, MR!

Why would there need to be any classes held for the MPD Don't they already know it all?

When Gladys reminds us of things like Dog Stock, braying mules, cheal shots and some of the other pretty offensive conduct by the Mboro BOS, it hard to imagine those who defend much less vote for the incumbents.

Remember April 4th.

Vote for Cheap Shots? NEVER!

Cristello does his complicated deficit presentation and explains how we're back to using one time revenues again.

Minni May remains silent.

She remains silent until she makes her PR announcement for 'what I did this weekend'!

God help us!

She announces the sold out fund raiser that she apparently attended and can't accurately describe and the Rotary auction she can't detail.

Great presentation for an official social commentator to the BOS. Let's find that lady a job with a title and get her off the BOS!

Nice lady with no clue.
